While I MIGHT be interested, I wouldn’t pay the long distance fees, and I also wouldn’t want to do anything beyond just visiting your site. I’m afraid there would be some scam involved and that you get paid some money for each person that calls in.

Wow! Your head’s still in the sand, but maybe you feel that some kind of motion must be forward motion. I’m curious (though not curious enough to listen) to see what kind of help on foreclosure you would offer, other than ignoring your example and instead being proactive.
And re: the college education debate, I hope by now you see that you don’t have to insult a college education to point out that it maaaaaaaaay not be necessary to succeed. Maybe the reason everyone was so insulted was because they read it like I did: “People who go to college can’t think for themselves and become successful because college will make you a wage slave.” Someday you’ll learn that premise isn’t true. It’d also be a lot more believable coming from someone whose life and actions proved it to be true.
My own feelings are that the education is helpful, and preferable, but is neither necessary for, or a guarantee of, success. That would apply to your guru “education” too.

Regarding college, you are partially right. Education is NOT a cure for stupidity. Here is a PhD who is in the same dire straights you are. He was able to negotiate a SWEET short sale but he gets to pay taxes on the $60,000 that your buddies at Countrywide lost. Its all good!

LOS ANGELES (Reuters) - Unlike many borrowers who took out subprime loans, Andy Sobel had good credit, a decent job and modest savings, but he needed to stretch to buy a home in the white-hot San Diego housing market in 2004.
Three years later, Sobel has lost his home and his savings, and he faces a big tax bill as a consequence of a failed subprime mortgage held by Countrywide Financial Corp. he says he should never have been written.
“You never think that this could happen to you. You feel like an idiot,” said Sobel, 48, who has a doctorate in education. “You fall down and they stab you.”
The subprime mortgage meltdown is hitting more than people living on the financial edge.
Thanks to the frenzy of a market seeking to invest in the high-interest loans, incentives for brokers to encourage the sale of those loans and a housing market booming beyond the reach of many, many people with good credit were sucked in, consumer advocates say.
“Once Wall Street entered the marketplace of housing … the typical mainstream lending community was not prepared for those types of loans, the volume and the greed it would create,” said Lori Gay, president and chief executive of Los Angeles Neighborhood Housing Services.
Gay said she has begun meeting with lenders, at their request, to try to stave off what could be “the biggest foreclosure bloodbath that we’ve ever had.”
“We are seeing every age group, every single income level now, people with similar problems, and I haven’t seen that in my career,” she added.
BLOODBATH
Sobel, who works for a nonprofit community group, said that when he found it difficult to qualify for a loan big enough for a slice of property in San Diego, his independent broker pushed him to take out a popular adjustable mortgage with a two-year low fixed rate, known as a “2-28,” as well as a second mortgage to buy a $240,000 condominium.
He knew payments on the loan, originated by Express Capital Lending and bought by Countrywide, the largest subprime lender, could rise, but was told he could refinance. Countrywide did not initially comment on the case.
The introductory rate was affordable, but Sobel began to worry as interest rate hikes, falling home prices and a glut of condo conversions hit the San Diego market.
“I started to look to refinance. I called my first and second (mortgage lenders) and said, ‘I’m going to be in trouble, what can you do for me?’” he said.
Countrywide’s refinance offer was more than he could afford, he said. His broker advised him to take out a negative amortization loan that would add $300 each month to his principal and “ride it out for a few years” until the market recovered.
“I said, ‘Are you crazy?’ I started really worrying,” he said. Sobel is not alone.
Gabe del Rio, homeownership director at Community Housing Works in San Diego, worked with Sobel and said borrowers with good credit like his often got in over their heads when brokers pushed them toward “stated income” mortgages that had looser guidelines for proving income.

“Anyone who had a higher FICO (credit) score … was moved into a stated loan product in which they then qualified for (a higher) purchase price, putting them in above their head,” del Rio said.
Delia Dee, a municipal analyst, said she refinanced her home with Countrywide to withdraw $200,000 to help her father buy a home of his own in a process she found suspicious.
“My (income and tax) information was wrongly represented on the (application) but I asked and asked and they said, ‘This is okay because of your good credit,’” Dee said.
Then, unexpectedly to her, the payment nearly doubled in the second month of the mortgage. She has since negotiated terms to prepay and will refinance — again.
“I would rather get out of it and not have to deal with Countrywide,” she said.
Just over a fifth of all mortgages in California are subprime, according to First American LoanPerformance, a data and analytics unit of First American Corp.
Some 10 percent of Florida mortgages are subprime and 6 percent of those in New York, it said.
The nonprofit Center for Responsible Lending predicted the subprime failure rate would reach 22.8 percent in Santa Ana, Anaheim and Irvine, 22 percent in Los Angeles and Long Beach, and 25.2 percent in Bakersfield.
As for Sobel, the banks began foreclosure proceedings in December. Both lenders have agreed to allow Sobel to sell the condo at a loss of $60,000 — on which he has to pay taxes.

You -DO- realize that nobody wants your advice don’t you? People come here for entertainment, that’s it. We’re here to watch the avalance bury you and see what humorous posts you make as it happens.
You are trying to set yourself up as a speaker / adviser… it’s not going to work. People do not want advice from a failure, failing is easy. People want advice from someone who is a success. Should you ever manage to succeed at something, you -MAY- be able to work as a motivational speaker, but even that is not certain. 100% guarantee you won’t be a successful speaker if all you’ve ever done is fail.
Find a way to profit off of the entertainment value you provide - that is the one thing you have going for you.

Seriously though, Casey, it sounds like a waste of time. What more are you going to say? How many more times can you dance around the issues?
You might start by answering the job questions. Or what you do all day long (instead of working a 9-5 job). Opening mail does not count. I open mail at my job too - and that takes approximately 5 minutes, especially if I am not paying the bills. Which we all know you aren’t. Plus we also know you procrastinate (by your own admission) so you aren’t opening mail every day.
So what did you do today? Start there. Or hey, just work. That’s good too.

The momentum of the comments section alone has made this blog a self-perpetuating force. Casey could write in just once a day saying he scratched his a** , and that would yield about 200 fresh comments.
I think there’s probably a marketing opportunity for someone to throw a huge IAFF convention near Casey’s house so we can all get together and know each other in person. Then we can form a parade to Casey’s doorstep at around 11 that night, sounding off airhorns the entire way.

Why should I bother with the long distance charges to talk to an ignoramus who ridicules people with education, scorns those who work for a living, and hates those who offer sage advice for dealing with your problems? I got interested in your blog wondering how you were going to dig yourself out of this incredible hole into which you have put yourself, what that might mean for thousands of other homeowners now facing foreclosures themselves. But now it’s clear to me now that you have no possibilities of avoiding foreclosures, have not a single new idea, and aren’t particularly interested in the suggestions of well-meaning people who have offered help. Now, you just parade yourself in your scarves and your murse, and schedule podcasts. You are as pitiful a picture as the trailer park lowlifes battling over Anna Nicole’s corpse, grasping for some limelight and attention. Face the facts, kid: In two weeks time, your story ends when the last of your properties is auctioned off in the courthouse steps. It’s your story _ not you _ that generated the interest.

I really think you are underestimating the FBI. I think this is the quiet before the storm….
With all this sub prime stuff going on, there’s a lot of unhappy people.
Are any of your lenders New Century ? There’s an investor in New Century who’s really p****d off.
Casey - tell me what makes you any different from the many people I meet. They tell me they want to be real estate investors and want to buy houses etc… But when I send them houses, meaning they actually need to come take a look with me…well then I dont hear anything. They like the idea of RE investing, but not of spending Saturday afternoon driving round houess ? They typically have something going on.
Can you give us your dairy each day ?

Casey, I didn’t finish my college degree until I was 33 years old. I thought I didn’t need it. The thing about a degree is this: You really need that ‘piece of paper’ to get respect in the world. The friend who told me this (prior to my completing the degree) was absolutely right!
You see, every time you apply for a job (which you’ll eventually have to do), you get the respect, and the $$$ you deserve. Every time you’re asked about your life, when people find out you perservered at something, they’ll RESPECT you more, and MORE things will come your way.
I am so grateful I finished my degree. That ‘piece of paper’ has seriously impacted my life.
Perfect example: had you gone to college and learned to discipline yourself, you probably would’ve rented out your homes and avoided foreclosure. You probably would’ve gotten off your butt and mowed the lawns, took out ads and done much more than just hired a realtor.
Sorry, but you REEK of laziness, and anyone who gets totally psyched over a $250 fee from a would-be, post-foreclosure buyer is NOT skilled to be an entrepreneur.

Funny,my anti-spam word is “cashback” which is what Casey should be giving his creditors. And it is what I would demand if I had to pay to read this mess!
Why would I call in to talk to a real estate devestor? I say “devestor” because after all the forclosures, you will have been “DEVESTED” of all houses. An INVESTOR has houses & money. I don’t need to know what not to do because I wouldn’t have done the stupid things you did….because I have a brain….which I use. If I need real estate help, I will ask someone who is SUCCESSFUL!

You really need to get a grip.
It’s one thing to post your misguided adventures, but when you ask people to call in for advice, it’s a totally different picture.
Presenting the concept that you could, in fact, provide reasonable foreclosure advice moves you into a totally different realm.
AGs don’t care much about one-shot deals, if you move yourself into the “danger to society” category, it’ll be quite a different picture. I tend to think that’s where you are going, and I think it’s likely you’ll ignore this.
WTF, it’s over in two weeks anyway.

stated loans are ok
cash back at closing is ok, as long as it’s on a personal contract with the seller and buyer. not the closing contract.
when you buy a primary house, after 6 months you can rent it
casey wont get in trouble for cashback, or for having a stated loan.
he is only going to get in trouble for taking out 8 loans before each one could get on his credit report, so each lender thought he was only going to have 1 loan
and for lying about living in them,
then he has to worry about cashcall, taxes, declaring bankrupt, and getting a full time job

I have been a reader of your blog since the profile on USA today. I am very late to the game. I think you need to understand the difference between “failing at something” and being a “failure”.
My sister started a restaurant business around the same time you started your real estate speculation. She worked her behind off putting in 60 hour weeks. All of her hard work and her business failed. She is not however a “failure”. She works her behind off at a 40 hour a week job-one that in no way compensates adequately for her skills and edjucation. She does this, so that she can pay back the loans she took to start her business-and so that she can save money for her next business venture. She failed at her business-but she is not a failure. I respect her for trying to do something-even if she did not succeed.
You are a failure. You have not simply failed at a task. You do not use your skills and edjucation to contribute to society in general or to pay back the loans you took. You offer pithy excuses. You rationalize the money you ill spend on “rewards” like Jamba Juice and Macaroni Grill. You repeatedly do not learn from your mistakes. I do not respect you-and from the tone of the “haters” on the site-they do not respect you as well.
Casey-respect yourself so that your “haters” my one day learn respect for you. Get a job. Learn a work ethic. Don’t try to scam what little audience you have left with this conference call business. Where is your dignity?

Boy, I got up at 4:30 Eastern today, to clean the snow off my car and warm it up to get to work. We had about 8-10 inches of snow last night, so I got up a little early to be sure I made it to work.
You see, if my employer knows he can count on me arriving on-time, ready able and willing to work, that’s half the battle.
I worked 48 hours this week, so I grossed 2,600.00. That is just the taxable, there’s another 975.00 in annuity, pension, and emergency funds, as well as excellent health insurance.
I own two SF rentals, which will add to my comfort level when I retire in 5 years, but the J-O-B I have has made all this possible.
Maybe I’m not as smart as you, I never went to any college. (But I’m smart enough to know when to keep my mouth shut). For instance, here’s a little story: An Ironworker was attaching a beam on a high rise building in NYC, and he looked up and saw a beautiful woman waving to him. She had a piece of paper in her hand. The Ironworker had a little difficulty seeing the note, as he was freezing and even the snot was frozen to his face. He walked across the beam and looked at the paper, on which was written: “It’s 71 degrees in here”. He found some scrap paper and spit a nice lunger on the glass, and stuck up his note. It said: “It’s 72.00 an hour out here”.

Thanks for the link post. I’m starting to understand how Casey got into this mess. He may have had (or at least he thought he had) the entrepreneurial spirit, but his lack of education allowed for him to succumb to the likes of guys like Whitney.
Casey, consider buying the book “Reminiscinces of a Stock Operator”. In that book, he goes over the lesson that you have to time the acquisition of various asset classes with the overall conditions of the market. This is a difficult skill to obtain and takes YEARS to perfect and in fact requires that people endure failure. Russ Whitney can sell you over-priced techniques; however, he can’t sell you the ability to understand market timing.
Had you taken your risk and shorted Case-Schiller index futures for RE instead of buying real estate, you could have converted your cash back into more capital to float your properties. The move to pick up the Dallas house is what did you in. You need to understand market dynamics.

I think college is good for a lot of things, but one of the reasons it was good for me is that it kept me out of trouble, and kept me from making really dumb mistakes. In a lot of ways, I think it is a holding tank for people who need to grow up.
And my friend, I’m not a hater, but you need to grow up a little. If you had been in college these past few years, you wouldn’t be $2 million in debt.
I know you think success is around the corner, and I know you think you know what you’re doing, and I generally think you are probably truly a nice guy, but I also think you’ve screwed up your life irrevocably.
Based on your current actions, it will be years before anyone will trust you with anything again.

Good thing you went to those real estate seminars. Here’s a sample question I’ll throw at you during this call in;
What is consumption space?
A. A space for a restaurant
B. Residentail rental space
C. An apartment that uses a lot of electricity
OR
What is production space?
A. A whorehouse
B. Professional Rental Space
C. Artificial insemination room
Bone up on these and maybe you can talk with the real investors that went to college…I’m not a hater, but when I was in college I was in programming like yourself, but when I made the move to real estate buzz words like cashflow only lasted through the first 5 minutes of conversation. After that everybody brushed me off as a newbie. I went to barnes and noble and bought several used text books on commercial and residentail property and then a book on construction. After reading these I was really in the game.
The only useful hint I ever recieved from a guru was from Donald Trump. It went along the lines of usually the lowest bid in a construction deal is just some guy who knows he’ll get to rape you on charges later on for changes or unforseen difficulties. He just submits the lowest bid to get the job. I’ve seen this firsthand many times when a friend of mine took a 1500 bid to replace 24 windows that turned into 4000 (2,000 over the highest and most reputable bid). Go Trump.

Just wanted to chime in and tell you that I’ve learned a lot from your blog. I’m not invested in real estate, and I think you’ve been a disaster as an investor. However, I have learned more about real estate investing, how parts of the real estate and lending businesses work etc ..stuff I’m interested in, but didn’t take time to think about before seeing your blog (I saw your first in Bob Shallit’s column.).
Anyhow, despite what the ‘haters’ say, the blog is doing its job for a lot of people. I get what you’re doing here, even if it frustrates others.

Gee Casey I think your new guru is Jerome Mayne, mortgage fraud felon. I’m guessing you want to be a public speaker because hey if Alan Greenspan and Jerome can do it why not you, right?
I mean besides the fact that as a speaker you are BORING to listen to? Your conversation with Jerome took over THIRTEEN MINUTES of you babbling on about your ’situation’ before Jerome ever said a single word. For the love of Pete you could have shut the h*ll up and played ‘Stairway To Heaven’ (the 13 minute extended remix version) and then just let Jerome talk and your listeners would have been better off. But I digress…
The deal with emulating Jerome is that you are gonna have to go to jail first. Do not pass go, do not collect $200 (especially not from CashCall). You are going to have to serve some time, make financial restitution to the people and institutions you ripped off and make your peace with whatever spiritual guides you purport to follow.
In short you are going to have to pay your dues Casey and get some d*mned credibility.
Greenspan can get $100K+ for speaking because he ran the Federal Reserve (the fact that he encouraged a lot of loose inflationary monetary policy that made Jerome’s and your little scams possible not withstanding).
Jerome knows of what he speaks because he did his jail time and made some attempts at amends and has some expertise to offer having worked as a mortgage loan officer (who presumably knows the difference between acting lawfully and acting fraudulently).
Your ‘expertise’ is *nil* unless ducking reality while running up CashCall bills, chugging wheatgrass shots at Jamba Juice and otherwise being foolish at the expense of others (including the family renting the Utah house and possibly some of your relatives).
In short fuggedaboutit. Keep dreaming and bouncing on that big blue ball of yours Casey. I sure as h*ll won’t be listening (and reading Jerome’s site http://www.maynefelon.com/ instead)

I’m looking forward to your teleseminar. I believe you can learn something from anyone’s experience in the real estate business. Even though you admittedly have made some errors and perhaps irreconcilable mistakes Casey, I think for a young person to have the drive you do in the real estate business is something to be admired.
I’m not going to judge your behavior and you will face whatever awaits you for your past misjudgements. But based on the change in attitude I’ve noticed lately: your willingness to share information and help others, I think you will be ok. You have many years in front of you to get better or to get worse. But I’m wishing the best for you.
As you can see from the downward spiral of the mortgage brokering businesses there were many in the business who did not use sound business practices. There are many realtors, inspectors, mortgage lenders and others who are at fault for what we see today in the rise of foreclosures.
For a long time some real estate related professionals were just plain greedy and would use any means necessary to make a sale even if it was not in the best interest of their client. But individual buyers are equally the blame for what we see today; many knew they were buying more than they could afford but their need to impress their family and friends overrided their common sense.
Of course some disasters such as loosing employment and a negative economy are beyond our control; but for those who once were on the path as you once were–getting rich quick–they have learned that this strategy doesn’t work as touted by many of the real estate gurus.
I think we all have to look at the “greed” factor in our lives and realize that there are consequences for our behaviors which in the end can affect our relatives, friends, family and communities.
I commend anyone with the character to do a painful although beneficial examination of themselves and strive for personal growth and share what their triumphs and mistakes with others.

Thoughts from Casey’s talk the other night:
- He is really a pretty slick talker for a 24-year old. All BS, but it flows pretty well for one so young. Good future as a con man, once he finds the right target market.
- He lies so much and so easily. Not convincingly for the discerning ear, but a large % of the populace aren’t very discerning.
- I think his target market is something like driveway paving for the elderly, or selling fake watches out of the trunk of the Jetta.
