Pressure is Increasing and Marriage
(Note, I deleted the duplicate post and unfortunately some of the comments were lost, I also updated this post to explain the situation further. And yes, I broke my own rule and posted on a Sunday. I need to work on my discipline. )
We had to borrow 4K to pay basic bills including my wife’s minimum credit card payments which jumped from 1,000 to 2,500 because of late fees and going over credit limit.
The thought of relief via bankruptcy has been on my mind lately. However, she will not let me ruin her credit. I promised her at the beginning that no matter what happens I will save her credit. That was the only way she would let me use her credit cards for real estate deals. She is right. I must keep my promises.
She asked me if I have a plan. The base salary with Chris is not enough. She is saying that almost three years of marriage on a financial roller-coaster is getting old.
[ Added for clarity: My entrepreneur adventures are putting a big strain on our relationship. Even though she has been very supportive through all of this, everybody has a limit.
You see, I unintentionally gave her the impression that I was successful when we were dating (I still had some money left from from my first condo flip).
Later, right before the wedding, she found out that I was really “broke as a joke”. I even bought the ring on a credit card and went into debt for the marriage expenses. She came into the relationship with no debt and excellent credit expecting stability and married into a financial storm without really knowing it.
She also expected for me to pay for college so she can finish her 4-year degree. Her parents were paying for it before but stopped as soon as she got married. I told her not to worry about it. I have it under control.
I’ve set some high expectations. No wonder she is feeling disappointed. I owe it to her to make it right. ]
So, I told her that I am not sure if I have a plan (that didn’t go over well.) There are several possibilities but nothing solid yet. I can make some commission but that hasn’t happened yet. I can do some wholesaling but that hasn’t happened yet either. I can look for a higher paying job (using my web design / programming background) but that’s not going to pay the CC minimums either unless we wipe out the debt via bankruptcy.
She is starting a job in January helping prepare people’s taxes but it doesn’t pay much since she has no education. It’s more to build experience.
I must make serious money quickly somehow. That should probably be more of a priority to me right now than trying to sell houses.
I feel like I am in a slow pressure cooker and the temperature is increasing.

Clearly you need some “sweet deals” to bail you out. I would recommend you take a week off to meditate and listen to guru tapes, for the purpose of attracting success.

Am I confused? Are you trying to make $100-$1000 per hour or are you borrowing $100-$1000 an hour.
Also, what is the occupation of the people that have loaned you the last $7000 which you have borrowed for personal expenses. Are they “suckers” with a J.O.B.?
Why are you only borrowing $7000, thats not even going to make a dent in all that you owe. Oh nevermind, that $7000 is for your day to day living expenses, which is what most people have been saying you need a real job for. Our suggestions were always met with, ” a full time job won’t do anything to solve this problem or put a dent in what I owe.”
Get over to those houses and at least clean up the paint-spray dust….

Her credit is already ruined, she has a foreclosure on her record, maxed out credit cards and late payments on them.
Oh, and her asking if you had a plan, that was her way of saying “Convince me that I shouldn’t leave you”
In watching the train wreck from afar, I forget that you are hurting another person so deeply and directly. I really hope for her own good she can find the courage to leave you.

If she’s showing over the limit and you’re late on payments, then her credit is already damaged.
Just 1 30 day late on a decent credit report can tank FICO scores. Maxed out tradelines affect the scoring quite a bit too. And over the limits will be seen on manual reviews for years to come.
Months ago before your credit reports starting looking like trash you could have at least rolled those balances into 0% to below prime APR balance transfers for a year or longer. That would have at least slowed the bleeding and saved you monthly maintenance costs. It’s too late for that now though.
You need to develop a concrete plan based on current reality. Your plans always seem to be based on wishful thinking and highly unlikely developments. This is the reason your situation is just getting worse.
I think both of you are living in strong denial.

Casey,
Stop focusing on what “hasn’t” or “won’t” happen. Stop thinking about what you “probably” will do or “should” do. Stop dwelling on commissions you haven’t made yet or wholesale deals that have not been (and probably will never be) completed. What is there that you can do right here, right now, that will allow you to move at least one step closer to getting out of your current situation?
As far as borrowing money…man, you need to get yourself on a beans and rice diet. Tighten your belt and throw every last penny you have at getting yourself back on track. No more Jamba Juice; no more purchasing things with credit cards and no more seminars or “guru” books. Oh, yeah…there’s not going to be a Christmas in the Serin home this year, either.
The journey of a thousand miles begins with a single step. So far, I haven’t seen you take that first step. You’re continually going backward.

The consensus here, and many of the people who have posted are actually experts in their field, is that you have already ruined her credit. With California being a community property state and her having signed on that one foreclosed house, her credit is already in the dump. I see that you have not yet poster her credit report. I would suggest that you do not. But I certainly suggest you pull it to see where it is at this point. I suspect her report is going to play catch-up soon and become very similar to yours.
Assuming that I am right on all of this, a bankruptcy is not going to hurt her that much. Not paying her credit card bills is not going to hurt her that much. Paying those balances is killing you. You are not going to be able to keep up with minimum payments of 2,500 a month, even with a decent job. Your prospects of getting a well paying job in the near future don’t seem that great either. I doubt you are going to make any money in real estate at any level anytime soon either. People with far greater experience and skill sets are having trouble now.
Haven’t you realised yet that your only option is bankruptcy? I would pull her credit report and have a serious discussion with her concerning bankruptcy. Your attitude of “I must keep my promises.” is swell. But you have signed up for a promise that is impossible for you to keep and it is going to be broken one way or the other.

thought you mentioned you once did computer programing/web design. You should really get into that again. The pay is great these days while the thought of making real money in real estate is done for atleast 5-7 years. (I’ve been doing both since 1990)

Clearly you haven’t told her yet that you’ve already ruined her credit and she can never get a job at a reputable accounting firm. Is this because you are afraid? Don’t believe it is true? Procrastinating? Thinking that a miracle can unruin credit? Maybe you know it is true and are selfishly delaying until the last. The pressure was back in September. What you feel now is rapture of the deep. You are so far underwater that anything that would take you to the surface before running out of air would explode your lungs. This comes of hanging onto a fistful of boat anchors for the last three months.

Step 1 - Speak to a bankruptcy attorney. You need to see what is discharged in bankruptcy.
Step 2 - Assuming Step 1 is favorable, file bankruptcy
Step 3 - Get a job or 2 or 3. You use the word “workaholic” to describe yourself. Workaholics do not attempt to work nine to five. You need to buckle down and build up some capital. You can work a job or two and have plenty of time for your blog.
Step 4 - Live below your means.
Stop 5 - Repeat steps 3 and four for several years until you have some capital and stability.

Forget about making serious money. Unless you’ve got blackmail worthy dirt on the likes of Donald Trump, then there’s no way you’re going to get enough serious money to get you out of your hole. Also don’t piddle around with the “severals possabilities.” What should be important is mitigating the damage that’s being done to your post-bankruptcy future.

If you have been doing everything you can to “save” her credit why are there late and overlimit fees? This indicates her credit is already trashed by late pays and over-utilization. You guys have already let her credit go to hell. I am not a big fan of bankruptcy and there are different Pros and Cons to consider, but often someone’s credit can recover faster from a BK than trying to salvage credit that is already trashed ( probably for 7 years just from the current negatives).

Artful move, Casey: Last month, $3,000 borrowed, $1,000 repaid. This month, $4,000 borrowed, $2,500 given to paying off interest on loans. Upshot: after two months, $6000 more owed. You will be back to being a $2 million debtor before too long.

Take the 4 grand, open up an account with a discount broker, put the 4 grand in SLV, put a trailing stop loss of 5% on the trade. You may be able to make some fast money, may go to 150 or 160 soon. Here is the thing, you can always sell a stock, because there is a market specialist who is required by law to buy your stock, that is the difference between the stock market and real estate, no one has to buy your overpriced debt/crap boxes, they are unwanted, not needed tax ridden junk. Just my humble opinion.
Read an article yesterday about houses in Pittsburgh selling for $10.00-$100.00, yes homes can go to 0, they are the most unsafe, unwise investments ever.

As time goes on I am really having a hard time buying all this. It’s like these posts are worded just right to make everyone continuously come back for more.
But anyways I’ll play along. Unless you get really lucky in something you aren’t going to be able to pull out of this. You should just declare bankruptcy and accept the credit damage. You’re still young, there is time to repair your credit. But this constant borrowing money to pay your current bills isn’t doing you any favors whatsoever. Heck I’m amazed people still lend you money. It should be obvious to them that they will never see it again.

Society makes men feel pressured to want to give women the best financial impression possible, intentional or not, that they are financially successful. But this is really driven by women (generally) in the first place. I personally do not blame women because from an “evolutionary” point of view all they are the ones that have to have kids. Having money means that you can afford to give them the best for the best chance of success (but not over due it or else it will have the opposite effect I see this in West Los Angeles personally.
Do I give women the impression that I’m rich? Yea. Unintentionally…
I drive a Range Rover and I always wear a nice suit and tie when I’m working etc (not on my down time). I think perhaps this make some think I’m “successful” but I try to make it clear I’m not rich but I have potential. I don’t think I’m lying. Not at all. Everything is geared towards clients for business purposes. They can think what they want. I’m trying my best. Being an Entrepreneur is hell and the scariest part is you have a 90% chance of failing. Then you’re back on the same level as your neighbor who works 9-5 for a “paycheck” that has never taken a chance in his or her life. Just like that loser who called in when Casey was on the Forsaken Craft show. Uh oh I think I got off on a rant what was I talking about again?

Well, I have to hand it to you, Casey. It’s an innovative solution and I’m mildly surprised that most of your readers still don’t get it.
I don’t think you’ll make enough, though. I doubt if you can even maintain existing traffic, but you should be able to produce a finale spike that surpasses the all-time peak. I estimate you can might make it last two months.
So…. at $2k per month for Dec, Jan, Feb.
And figure $5K for Mar, Apr.
And you may be able to milk a couple more months after the finale.
So, you’re still looking at… what… perhaps $25K total.

Why is everyone acting like a 24 yr can have cognitive thoughts? Not possible. Why does everyone kick you when you are down Casey? Why do people bother posting when they have nothing to say but mean things.
He screwed up sure, but he is still a kid. He was scammed by the RE professionals. He didn’t know how to do a flip. Bk is rampant across the country. In some counties, as much as 2500 houses are in default. Lenders hungry to do a deal, turned a blind eye to the red flags during the boom. Maybe he doesn’t want to do Bk until all the houses are foreclosed? BK will stop foreclosure of the houses and prolong the agony.
I think Casey is numb with shock on a daily basis and unable to make any kind of decisions. Remember what it was like to be 24? Very few 24 yr olds have the capacity to think things through and have little concept of the consequences of their actions even when they are deep into it.
It doesn’t matter what anyone says or how upset you get with him. He cannot get out of this mess when people are kicking him down. This is no picnic. Casey must feel horrible. His whole world is crumbling regardless of the way it has come down. Where is your compassion?
I know, you think that lecturing will help. NOT. The people on this blog are shocked that this is publicized. It is that 24 year old thing again. The medical field says it is not until a person is 28 that they can really foresee the consequences of their actions because their brain is not completely formed.
If everyone gave a dollar to Casey, he might feel well enough to think straight. Of course, if the bloggers here stopped arguing, the site would fade.
It’s Christmas. We’ve all lectured, yelled and puked on this blog. So, let’s just be supportive instead of kicking someone when they are down.
And by the way, those houses you bought Casey looked decent to me and I have rehabbed a ton of houses
successfully. But the mean people keep calling your houses ugly names.

Frankly, lots of people are hooked to visit your website, to see how your story unfolds. It is a proven website that attracts traffic, and is a key to sell advertising for serious money.
Sad but true, the more your screw up, the more people would want to visit your blog, and the more money you can ask for advertising on your blog.
P.S. Also consider selling the publising right of your story. Yours could be a classic story of the big 2006 Real Estate / Mortgage Bubble down the history. If you do it right, it will get you out of this whole financial mess. Not easy, but possible.

The world is full of people who are more than willing to kick you when you’re down, it’s human nature, but at this point it isn’t what will get you out of where you are.
I’m curious; where is Mr. Rich Dad Poor Dad’s advice to you. I haven’t read it on your site, could I have missed it? If he were REALLY a legitimate business man, he could easily tell you what you need to do to get out of where you are now wouldn’t he?
You don’t learn to be a millionaire from the likes of someone who wrote a book, learn it from those who actually are legitimately working millionaires. I don’t doubt that whoever it is that wrote the ‘rich dad poor dad’ book is a millionaire (now), after the sales of his book, but —- his strategies may be good in black and white, but reality is far, far different as I’m sure you can attest.
If anything, your experience will save countless others from the same, given they do some research before taking the entire hook, line and sinker of such books. ( I’m not entirely sure of all the books you’ve read, just commenting on the one from your photos. )
I can tell you one way to become a millionaire, you do it slowly and methodically by working, saving and investing. Some are lucky enough to make it overnight, or so it would seem, but the rest of us plod along, slowly letting the monies add up before starting to paying us back. Dime upon dime in time will make you rich. Books are just books written with the hopes some poor soul will buy them to make the writer rich. Become a critical reader.
Having said that, blah, blah, blah…. I think your best bet is to take out bankruptcy. Sorry, I don’t think you wanted to hear that, but it’s the best advice I can give you at this point in the game.
Cut bait, get out of where you are, go to work and climb out of the Fica score you’re in. You’ll do fine if you follow this advice. You’re young enough to get back on your feet, just quit reading the garbage and learn from people who actually walk the walk. ( REAL, real-estate investors. )

Like a lot of things in the US, it depends on the state. Each has its own specific quirks.
But if “do they” you mean “can they,” the answer is usually yes.
It also depends what you mean by “come after.” As anyone who’s ever sued anyone and won has often discovered, getting a judgement may be easy, but getting paid is either hard or takes a long, long time.
And in the US, you don’t really “have one of your houses foreclosed.” That’s something the lender does.

Casey, it’s hard to continue to suspend belief when money just ‘appears’ to you when you need it. Remember when you needed a plane ticket from Arizona, and you just happened to have the exact amount in your wallet? If you’re going to tell a convincing narrative, you need to tell the audience where the magic $4,000 came from. That’s - like - the most important component of the whole story. Where is your money coming from? You can’t just leave the audience with these open-ended variables.

Tough question. I’m thinking it could go on personally for Casey as long as Jun ‘07 as he cannot not file an ‘06 1040A or extension. The AG or DA will not file criminal charges as they lack willing victims at this point. I’m more thinking Big Nose and Bubba will be “asking” for some of the recently borrowed cash back along with the 23% per week interest payments long before then.

Yep, I’m back..I’ve got an addiction to this blog just like so many here, including Casey. Oh well. The post about seeing a financial advisor made me think of what pre-BK clients are supposed to do–talk with a credit counselor, like at Consumer Credit Counseling Service. I’d be interested to see what advice they’d have for Casey, and I think such advice would make a great post. And perhaps offer some amusement. (Don’t worry, Casey, you don’t have to actually follow their advice, and those dunderheads won’t be smart enough to factor in the cash flow from your future “sweet deals.” Still, to hear some advice from experienced professionals might open your eyes a bit, and again, would make for some good reading here.)

What’s so difficult about it? I have a job and two kids. I’ve been getting them up, changed and fed at the same time every morning for nearly four years. If something needs to be done, you just do it: you don’t whine about how difficult it is, or treat yourself to a luxury that you can’t afford just for achieving something that should be routine.
Incidentally, does anyone think that if some lunatic wrote Casey a $2 million check - or, better, a check for EXACTLY the amount that he owes, returning him to a nice round zero - he’d go and blow it on some mad scheme and end up twice as deep in the hole as he already is?
Funnily enough, something similar happened to Nick Leeson at Barings Bank: he actually did end up briefly in the black after months (if not years) of hiding his losses from his bosses. Unfortunately, he didn’t stop trading, as he realised that although he’d got back to square one, everyone else thought he was making gigantic profits, and he had to keep that illusion going.
Barings Bank eventually collapsed with debts of over $1 billion - entirely run up by Nick Leeson. And at the time, he wasn’t much older than Casey. In fact, he may have been Casey’s age when he started.

Only part cash, cash flow will still be an operative consideration. In the post Casey Era I expect 30-40% down for anything less than single residence owner/occupant transactions. I do. however, expect that at 30-40% down there will be no end of lenders willing to deal if only to take properties off their books. I’m an Anti-Serin. I have done pretty much the opposite of Casey so it is reasonable to expect the same in the future. In thre future godd credit will have value seeing as in the current era it makes little difference for but one example.

My understanding is that by law, the mortgage company is required to either sue him for the difference. If they write the debt off, then they have to send him a 1099, as though he was a contractor that they had paid. At that point, the IRS treats the money as taxable income.

It’s time for a come to Jesus meeting both figuratively and spiritually. Here is your 5-part plan that will get your life turned around:
1) You need to get on your knees with Mrs. Casey and repent of your crimes and beg God for mercy. Go find a church home.
2) File a Chapter 7 now before your creditors start filing lawsuits against you. Forget about the houses- 1 foreclosure or 5, who cares? Let them go. Quit paying on the cards. Forget about it. Start paying CASH for your living expenses. Have a criminal attorney on retainer
3) Get another job in the evening and on Saturday working at FedEx or UPS loading boxes to build cash. Since it is Christmas they will be hiring and paying you well. The Mrs. Needs to find something also
4) Live as cheap as possible such as in a trailer or in someone’s basement until you are in a position to pay cash for a dive somewhere
5) Swear off debt forever
You may be a complete loser now but if you follow the above plan you will eventually turn your life around and maybe save your marriage.

Sell the houses to marijuana grow-op people. They need places to grow their crop undisturbed. They will be happy to take-over your payments. It’s a small cost to them for doing business. Plus, they also help the economy by providing something for people who want it! At least they are providing themselves with a lucrative income.

If you aquired any of your debt while you were married. You have already broken that promise. Your creditors can go after her income(or future income) for your debts.
